Real Estate Tip #1 Curb Appeal

Here is the first installment of a series I will be writing here. For lack of a better name, I will call it "Real Estate Tips" Here is Tip #1: If you want to sell your house, fix your front door. Please feel free to take this as literally as you like. I understand that every situation is different. Maybe you think, well I might lose this house, so I really can't invest any money in making the front of the house look fashionable. Well, to be very blunt, you can't afford not to. If you are serious about selling your home, you really need, at the very least, to be able to get in and out of the front door with ease.

If you are really short on cash, use some Wd 40 on the hinges, or replace the knobs, and locks. Next, paint the door. This may seem unimportant, but please believe me, it is. About 95% of the buyers out there have very little imagination, so you really must think about your first impression. Curb appeal is REALLY THAT important. Studies have shown that landscaping is actually more important when it comes to selling your home, than the very popular kitchen remodel! After you make sure the front door opens and closes nicely, and the door is painted, look at your entryway. Is it clean? Are the front steps in good shape? You don't want your potential buyer to trip on his way to the front door! Better Homes And Gardens has a great article you may want to read that gives inexpensive, quick, and easy ways to improve your curb appeal.

WOW!! Big Fannie Mae rebate!!

Fannie Mae announced last week that people purchasing a Fannie Mae-owned HomePath® property will receive up to 3.5 percent of the final sales price to be used toward closing cost assistance or their choice of appliances. The offer is available to any owner-occupant who closes on the purchase of a property listed on HomePath.com before May 1, 2010.

“Homebuyers have the option to choose between financial assistance toward closing costs or new appliances for their home.”, said Terry Edwards, Executive Vice President of Credit Portfolio Management

Properties eligible for this incentive are listed on HomePath.com and most listings include detailed property descriptions, photographs, community and school information and more. In addition, many Fannie Mae-owned properties are eligible for special HomePath Mortgage and HomePath Renovation Mortgage financing which offers homebuyers an opportunity to purchase with as little as 3 percent down.

Happy New Year!!!

Happy New Year!!! Prices are holding in the Hilo area. Puna is steady, but may go down a point or two this year, but possibly level off, and rise in the next 6 months? Silicon Valley went up a point at the end of the year, so there should be a leveling off of prices in the near future for all of Hawaii, and a possible rise in prices by a point or two this year. Now is the time to buy.
