Real Estate Tip #1 Curb Appeal

Here is the first installment of a series I will be writing here. For lack of a better name, I will call it "Real Estate Tips" Here is Tip #1: If you want to sell your house, fix your front door. Please feel free to take this as literally as you like. I understand that every situation is different. Maybe you think, well I might lose this house, so I really can't invest any money in making the front of the house look fashionable. Well, to be very blunt, you can't afford not to. If you are serious about selling your home, you really need, at the very least, to be able to get in and out of the front door with ease.

If you are really short on cash, use some Wd 40 on the hinges, or replace the knobs, and locks. Next, paint the door. This may seem unimportant, but please believe me, it is. About 95% of the buyers out there have very little imagination, so you really must think about your first impression. Curb appeal is REALLY THAT important. Studies have shown that landscaping is actually more important when it comes to selling your home, than the very popular kitchen remodel! After you make sure the front door opens and closes nicely, and the door is painted, look at your entryway. Is it clean? Are the front steps in good shape? You don't want your potential buyer to trip on his way to the front door! Better Homes And Gardens has a great article you may want to read that gives inexpensive, quick, and easy ways to improve your curb appeal.

Here is some information about how the 2009 First-Time Home Buyer Tax Credit can help prospective home buyers become part of the American dream.
Who Qualifies?

First-time home buyers who purchase homes between January 1, 2009 and December 1, 2009.

To qualify as a “first-time home buyer” the purchaser or his/her spouse may not have owned a residence during the three years prior to the purchase.
Which Properties Are Eligible?

The 2009 First-Time Home Buyer Tax Credit may be applied to primary residences, including: single-family homes, condos, townhomes, and co-ops.
How Much Will the Credit Be?

The maximum allowable credit for home buyers is $8,000. Each home buyer’s tax credit is determined by two factors:

The price of the home—the credit is equal to 10% of the purchase price of the home, up to $8,000.

The buyer's income—single buyers with incomes up to $75,000 and married couples with incomes up to $150,000—may receive the maximum tax credit.
If the Buyer(s)’ Income Exceeds These Limits, Can He/She Still Get a Credit?

Yes, some buyers may still be eligible for the credit.

The credit decreases for buyers who earn between $75,000 and $95,000 for single buyers and between $150,000 and $170,000 for home buyers filing jointly. The amount of the tax credit decreases as his/her income approaches the maximum limit. Home buyers earning more than the maximum qualifying income—over $95,000 for singles and over $170,000 for couples are not eligible for the credit.
Will the Tax Credit Need to Be Repaid?

No. The buyer does not need to repay the tax credit, if he/she occupies the home for three years or more. However, if the property is sold during the three-year period, the credit will be recouped on the sale.

The "Green" water tank in puna

The water catchment system on my property.

The humble puna water tank was in the news, recently, and got some of the credit it deserved.
Many consider it an inconvenience, but I actually prefer it! It is "green"(mine is really green) it helps the property owner to be independent, it prevents some erosion, and obviously conserves water.

Big Island Mo Bettah

Honolulu may be rated #12 in the current Monocle report on the top liveable cities in the world, and #1 of US cities. But, as we say here, Big Island mo bettah... For the following liveable reasons:

Not so densely populated - more room to breathe! Not to mention actual land area (why they call it the "Big Island")
Land and home prices are still reasonable. Just ask us.
All those same water sports available, though less crowded.
Snow sports sporadically; hunting and hiking all the time.
More relaxed, Hawaiian style atmosphere
Anyway, Honolulu is just a short flight away, should you want more shopping, etc. in the big city
Country living on larger acreages both available and affordable.
Wide variety of climate zones to choose from on the island.

Living in a big city is no longer necessary for creative input. As Anya Kamenetz discusses in Psychology Today:

Flatworld economists and sociologists look at the growth of telecommuting and instant messaging, e-mailing and videoconferencing, outsourcing and offshoring, and conclude that technology puts creative individuals at all levels, from Boston to Bangladesh, on a level playing field. Increasingly complex tasks in medical, legal, and editorial industries are being outsourced; where you are in the world doesn't matter, because everyone has access to the same tools, technology, and information. As Thomas Friedman put it in a recent interview, "When the world gets this flat, when so many people have this much productivity and this many distributive tools of innovation and collaboration...whatever can be done, will be done." In other words, when people are equipped with the right tools, the result will be creativity and innovation—regardless of locale.

Should I buy?

That is probably the most frequent question I get asked these days. "Should I buy, Andreas?" Without a doubt, I say do it! Do it because:
Interest rates are way low and there is talk that the Feds won't be dropping them again any time this year. In some cases we're already at 3% - 4%, after that its free money, and that just wont happen.
Prices are at a 3 year low! With the last boom a pleasant distant memory, prices of homes in some locations are almost back to where they were before the boom. In a lot of subdivisions, vacant land prices have dropped by as much as 50% - 60%.
Hawaii represents something different to everyone, a place to retire, a place to raise family, paradise... Compared to the mainland, although we have seen significant price drops, Hawaii has faired a lot better. Prices have been holding steady as Hawaii, to some degree, is isolated from certain attributes that were involved in causing the slump on the mainland.
So basically, my answer is: Buy. Plain and simple.
